The Application Sites
The proposals will be submitted as two concurrent planning applications, comprising:
Application 1: Building A and Building B – to deliver two buildings and surrounding public realm
Application 2: Additional public realm and improved public access to the viaduct

Existing Occupiers
Part of the site has been home to GRUB Manchester since 2019, which has been actively supported by the landowner in order to make a positive contribution to the surrounding area. GRUB Manchester was always based on site for a temporary period and now has plans to relocate.

Helping to Deliver the Vision for Northern Gateway
50-54 Red Bank sits within the area of the Northern Gateway Strategic Regeneration Framework (SRF) adopted in 2019. The Northern Gateway is the largest regeneration initiative in Manchester, working to transform the area into vibrant, sustainable and well-integrated communities. The ambitious Framework seeks to deliver approximately 15,000 new homes over the next 10-15 years, as well as improved transport links and extensive green spaces.
50-54 Red Bank is at a key gateway location within the masterplan and is identified for a landmark, distinctive, building of scale with a focus on height.
The site is also at a key location in the context of supporting the future access to the viaduct, once the wider masterplan landscaping scheme has been developed. The proposals have given this careful consideration and present a proposed design for the area of land to the south (Application 2), which would create additional public realm and deliver future access to the viaduct.
